What Post-Construction Duct Cleaning Covers in Dallas
Ductwork gets cleaned after a Dallas build or renovation has put dust into it, from new construction in Trinity Groves to remodels in Lakewood and Preston Hollow. That covers the supply and return ducts we can reach, the registers, the grilles, and the other reachable parts of the system.
It is the one part of a Dallas cleanup nobody sees on a walkthrough. Every surface passes inspection while the ductwork still holds drywall dust. Nobody finds out until the system runs and the dust lands back on finished floors.
It books before or after move-in. Before is cleaner, because the property gets a detail pass afterward. After works when the system never ran during the build and the owner just wants it clear.
Signs You Need Duct Cleaning After a Dallas Build
- The HVAC ran at any point during the build
- Ducts went in before drywall and sat open through sanding
- Registers or grilles have visible dust on or behind them
- Dust lands on finished surfaces after the system cycles
- A remodel involved demolition inside the conditioned space
- Someone cut or sanded drywall near an open return
- A final detail clean is booked and nobody has touched the ducts

What Moves the Price

- Access to the registers, including ceiling height
- How much debris got in during the work
- Whether you book it with a final detail clean
We charge $0.30 to $0.75 per square foot for post-construction cleaning, $25 per window for window cleaning, and per load by material for debris removal.
What This Service Does Not Include
This is a cleaning service and we keep it to cleaning. We clean accessible ducts, registers, grilles, and reachable parts of the system. We do not service, repair, modify, or certify HVAC equipment, and we do not do work that belongs to a licensed HVAC contractor.
If we find damage, disconnected duct, or something that looks like an equipment problem, we tell you and you bring in your HVAC contractor. Saying that up front is more use to a general contractor than pretending our scope is wider than it is.
Duct Cleaning Questions We Get in Dallas
How much does post-construction duct cleaning cost in Dallas?
We charge $50 per vent, counting supply and return. A 14 vent Dallas home runs about $700. A 22 vent home runs about $1,100. Count your registers, multiply by 50, and you have the estimate. The quote is free.
How long does construction dust stay in the air?
Longer than most people expect. The visible particles you see in a sunbeam settle in roughly 24 to 48 hours. The fine dust from drywall sanding, under about 10 microns, can stay suspended for days, and in a poorly ventilated space it keeps circulating and resettling for longer. Air movement restarts it, so every door opening and every HVAC cycle puts it back up.
Do I need it if the HVAC never ran during the build?
Sometimes not. If the system never ran and the ducts stayed sealed through drywall work, there is often little inside them. If the ducts sat open during sanding or cutting, debris fell in whether the system ever cycled or not. We would rather look than guess.
Should the ducts get done before or after the final clean?
Before, when the schedule allows it. Whatever comes out of the ductwork lands in the room. Clean the ducts first and detail afterward, and the property is finished when we leave instead of needing a second pass.
Do you clean the whole duct system?
We clean the parts we can reach. Supply and return runs, registers, grilles, and reachable components. Sections that need cutting or dismantling to reach sit outside what a cleaning service should touch.
Are you an HVAC contractor?
No, and we do not present ourselves as one. This is construction cleanup. We take construction dust and debris out of ductwork. Servicing, repairing, or modifying HVAC equipment belongs to a licensed HVAC contractor. If we find damage or disconnected duct, we tell you and you bring yours in.
Can you do the ducts with the rest of the cleanup?
Yes, and that is how most Dallas jobs run it. We book duct cleaning alongside the final detail clean and sequence the ductwork first. One schedule, one point of contact.
